HOW TO Know when to let your water heater go

So you go to your bathroom expecting to take yet another nice hot shower before you head to work, but instead find yourself standing under an unwelcome lukewarm drizzle. Maybe you’ve lived in your home for a few years and it’s just something that hasn’t crossed your mind in a long time. Either way, it’s a good reason to get your water heater checked to see whether it’s time for a water heater replacement.

If your unit is under 8 years old and only has intermittent temperature issues, you’re likely just looking at some time of repair. However, if your unit is demonstrating 2 or more of the issues listed below then you are probably looking at water heater replacement.

Say yes to 2 or more and it’s time to replace!

  • How old is your unit? And what type of unit do you have?
    • Conventional water heater our estimate is 8 to 12 years
    • Tankless or on demand water heater (Longer life expectancy – closer to 20 years)
    • Heat Pump water heater(10 to 15 years)
    • Solar water heater (also long expectancy closer to 20 years)
  • How much regular maintenance has the unit received?
    • Regular checks including inspecting for leaks, temperature and testing the thermostat
    • Plumbing inspections should be performed yearly, which will include water heater inspection
  • Is your unit leaking? Or is it prone to leaking?
    • Most leaks lead to internal damage of unit, which likely resulting in replacement over repairs.
    • Lots of different areas that could be leaking. Any moisture around the heater may indicate a small leak, otherwise through fittings and connections. Having your unit inspected will determine if the leaks are easily fixable or if they have sustained permanent damage.
  • Do you have consistent problems with your water temperature?
    • Inconsistent temperature is an indication that your unit is in need of replacement. This could mean either hot water for only short periods of time or NO hot water at all (maybe only ever stays at “lukewarm”).
  • Is there any rust on your unit?
    • Rust formation can find its way into the tank and get into your water. If so, this an immediate need for replacement, as consuming rust is an extreme hazard for your health.
  • What do the sediment levels inside the tank look like?
    • Your tank needs regular flushing (every 6 months)
    • If there is an issue, you may hear strange noises from hardened sediment rumbling or banging as your water heater heats up.
